Pond cured for just over a day, then floor cracked and couldn't keep water on it so covered with plastic at that point.

17' of siding up, going to have to rent a man lift to finish. Called 5 or so siding contractors and none showed.
This is the uphill side away from the road, building runs east/west. South facing metal roof is white and road side is colored.

Getting some drywall up on partition. Plastic is under the drywall so spray foam will not stick to drywall so panels can be changed easy if they get damaged in the shop.

Sealing up the home with 2" of closed cell spray foam on exterior walls, 3" on roof deck and 1-1.5" on shop partition wall. Going to cost $7,000. Then I can do wiring rough in and add either closed cell, cellulose or some other sound deadening insulation.

The old camper was replaced with a slightly newer one that has two slides. Bedroom and 13' super slide for dining/living room.

Spent too much time fixing issues from the framer.
I'll try and upload more interior pics. Used 16" tall manufactured floor trusses capped with 3/4" advantech decking screwed and glued with their new urethane foaming adhesive. Had to order it out of state because it wasn't rolled out nationwide yet.

Found a used Dupont storm room only 5 miles away. FEMA rated, SIP walls with Kevlar reinforcement. Less than 1/2 price of new and we were able to disassemble it.

Thinking about a 40' shipping container for storage next.

My "dream" retirement home is 12-1400 sq.ft., full 8'+ poured wall basement, attached 2 car garage, single roof pitch. Large detached shop.

Maybe my next one.

My guess is they don't want to do the hard work because setting up pump jacks that high will be difficult going that high while the pay is not worth it to them. I had a similar thing on my house, I went up as high as I could but ended up paying my brother to finish the high peaks. He would have done it for free but it took him away from other paying jobs so I insisted on paying him.

No time frame, cash flowing as I go so far.

Siding people were called before I even started. Told them over the phone how tall it is and they still set appointments but didn't show or even call back.

Having issues with spray foam now.

I really like the idea of spray foam, but having helped someone build a tiny house and seeing his foam shrink and crack makes me think it's not quite perfected yet. I'd probably still use it though, just go back and fill in. What I don't like is the low insulating qualities of studs, look at a house on a cold frosty morning and you can pick out every stud by the frost melting as heat radiates through the walls. Means about 10% of walls uninsulated.

Yeah, I've seen studs through siding before. There is 1/4" foil faced fan fold insulation under the siding. Main reason was it helps the siding lay better but also gives a thermal break too.

We didn't see our closed cell foam shrink back in Wisconsin. Going with closed cell here too.

They will call when work slows down, then they have all the time in the world for you. They shouldn't set up appointments and not show or call.

When they call you should give them the address and ask to stop by and ask what they think. Just let take their time to come out and see it all done and their services no longer needed.

The next big thing is the HVAC system.
Have several estimates on a standard split system and now getting some on ductless mini-splits.

Waiting on plumbing and electrical inspection.

Plumbing I have to fill the second floor tub up to the over flow, all lower lever fixtures need plugged to hold water in the system. Have to use a inflatable plug going into the septic tank as well. Already did it once so should have no surprises when inspector is there. The 4" expandable plug in the first floor 1/2 bath has 70lbs of weights on it, blew off once in pre-test, won't now. Luckily there was a good air slug and not too much water.

Have the pads poured for the Mini-split condensing units, all major components on hand.

Now for the REAL humdinger...

Maybe, we put in a offer on 38 acres that runs along the back of our property.
Was interested in purchasing just a few acres from one of two neighbors to get our 12.3 acres over 15 so we could apply for Tennessee green belt credits, or something like that. The 27 acres on one side sold without going on the market (too high anyway) and just as I was researching the 38 it went on the market, owners died and son living out of state selling. Has been on the market for almost a year now, we made an offer in February, rejected, they dropped price, we offered a little more and are haggling on details right now.

We can make the payments but I don't want to owe that much at this point. So there should be enough equity into the current house to easily pay for the land and some towards another house. Plan would be to finish the house and get a formal appraisal and see where we are at.

Negotiations have cooled off.
They now don't want to clean up the property but lowered the price by $2,500.
We will reject since, IMO, the cost will far exceed that. Using aerial mapping tools the largest pile is over 1400 SQFT which exceeds the house and who knows how many feet deep. I figure several 30 yd roll offs, if they allow tires.
